The Glass Factory and Podmajersky, Inc. are excited to announce the lease of approximately 13,000 SF to Foxtrot Ventures, which will operate a state-of-the-art commissary kitchen built to serve the eight next-generation convenience stores the company now operates in Chicago. The new kitchen will produce Foxtrot’s continually expanding menu of chef-prepared foods, ranging from breakfast tacos and pasta sauces to family-sized meals.
Foxtrot is redefining convenience for the modern consumer, marrying the best of neighborhood retail and e-commerce technology to create a community of discovery. Its spaces offer all the most-loved aspects of neighborhood cafes, and its Foxtrot app offers 60-minute delivery of a city’s best goods – from local beers and fine wines to chef-prepared meals, curated gifts and everyday essentials.
The Glass Factory located in the East Pilsen market at 900 W. Cermak Road is represented by Brent Burden of Jameson Commercial. Foxtrot Ventures is represented by Andrew Becker and Michael Wexler of Canvas Real Estate Collective.
The Glass Factory is undergoing a multi-phase adaptive reuse of its turn of the century glass manufacturing facility. Comprised of four buildings, the project will include approximately 165,000 SF plus parking, and is being redeveloped in four phases.
Phase I renovations are complete on 35,000 SF of single-story flex space, of which 65% has been leased. Phase I’s available 12,000 SF is a stunning, steel truss roof building with 100 feet of clear story skylight, the space is suitable for flex, showroom or trophy office use.
Phase II renovations of a 30,000 SF standalone boutique loft office building are underway for delivery in fall of 2021. Phase III will be the renovation of another 50,000 SF standalone loft office building. All the spaces will have access to rooftop lounges and outdoor courtyards. A future Phase IV will offer an additional 50,000 SF of new construction office/flex space on adjacent land.
